JOB Description:

The Facility Manager will oversee the day-to-day operations of a residential building, ensuring all facilities and services are maintained to the highest standards. The ideal candidate will have extensive experience in residential building management and a strong background in facilities operations.

Key Responsibilities:

1. Facility Operations Management: Oversee the maintenance and daily operations of all building facilities, ensuring they are in optimal condition. Coordinate routine and preventive maintenance for HVAC systems, electrical systems, plumbing, and other building services. Ensure compliance with safety regulations, health standards, and building codes.

    2. Team Leadership and Management: Supervise and manage a team of security personnel, maintenance staff, electricians, plumbers, and other blue-collar employees. Assign tasks, monitor performance, and provide training and development opportunities for the team.

    3. Security and Safety: Develop and implement security protocols to ensure the safety of residents and the property. Monitor security systems, including CCTV, access control, and alarm systems, and respond promptly to incidents.

    4. Maintenance and Repairs: Plan and schedule maintenance and repair work to minimize disruption to residents. Manage vendor relationships for outsourced services, ensuring quality work and timely service delivery. Track and maintain an inventory of maintenance supplies and equipment, ensuring availability as needed.

    5. Budget and Cost Management: Prepare and manage the annual facilities budget, monitoring expenses and identifying cost-saving
    opportunities. Approve invoices and work orders, ensuring all expenses are within budgetary constraints. Negotiate contracts with vendors and service providers to secure the best terms.

    6. Resident Relations: Serve as the primary point of contact for residents regarding facility issues, maintenance requests, and other concerns. Address and resolve resident complaints and issues promptly and professionally. Organize and participate in community events and meetings to enhance resident engagement and satisfaction.

    7. Reporting and Documentation:
    o Maintain accurate records of maintenance activities, safety inspections, incident reports, and other
    facility operations.
    o Prepare and submit regular reports on facility performance, expenses, and issues to senior
    management.
    o Ensure all documentation complies with company policies and regulatory requirements.

    Location: Must be based in Mumbai and be available for on-site management.
